Sweet Spot Kitchen is a certified commissary bakery regulated by the North Carolina Department of Agriculture, and located in the heart of Charlotte, North Carolina. Founded by Jossie Lukacik in 2017, Sweet Spot Kitchen was established to support the growth of local baking and culinary businesses.
As a family-owned and operated business, we take great pride in our personal approach. Jossie’s husband & Sweet Spot Kitchen Co-Owner, Tim Lukacik, plays an active role in overseeing the support and maintenance of the bakery. The family connection continues with Melissa Canipe, Jossie and Tim’s sister, who serves as our Kitchen Manager, ensuring everything runs smoothly and efficiently.
A Commissary Kitchen Born from Necessity
In 2017, Pastry Chef Jossie Lukacik faced a challenge familiar to many small business owners: the desire to expand her wedding cake and dessert catering business, but lacking the necessary commercial kitchen space to do so.
After discussing her situation with a fellow baker, Jossie realized there was a broader need in Charlotte for a commissary kitchen, especially for small businesses operating under the regulations of the North Carolina Department of Agriculture. This insight led to the creation of Sweet Spot Kitchen, a dedicated space where bakers and chefs could grow and thrive in their culinary endeavors.

How Does It Work?
Tailored Schedules
When interviewing potential tenants, we carefully coordinate their schedules with those of our current tenants to ensure that everyone has access to the equipment and table space they need at their preferred work times.
Fair & Transparent Pricing
At Sweet Spot, we take pride in offering a pricing model that stands out in the industry for its fairness and transparency. Unlike many commissary kitchens, we ensure that our tenants only pay for what they truly need. Our monthly base rate is tailored to the specific range of hours you require, as well as the equipment and storage you use, so you‘re never overpaying.
We also understand that business can fluctuate, and we believe that a busy month shouldn‘t mean higher overhead costs. Thats why we review our rates every 2-3 months to ensure they remain fair and aligned with your actual usage. This commitment to transparent pricing allows you to plan your budget with confidence, knowing there won‘t be any unexpected increases.
What Do We Expect from You?
Responsibility
All tenants must bring their own ingredients, small wares, dish soap, and sponges. Sweet Spot provides towel service and the necessary cleaning supplies to ensure that tables and surfaces are spotless after use.
While Sweet Spot handles deep cleaning as needed, tenants are responsible for thoroughly cleaning up after themselves each time they use the kitchen. This includes wiping down all tables, surfaces, sinks, and shared equipment, as well as taking out the trash. Our motto is simple: “Leave the kitchen as you found it.“ This practice helps us maintain competitive pricing.
Respect
We have a zero-tolerance policy for theft and the preparation of goods outside the kitchen. Any tenant found engaging in these activities will face immediate consequences, and we are obligated to report such violations to the Department of Agriculture.
We expect tenants to treat each other with respect and professionalism to maintain a comfortable environment for everyone.
